Which Dana Point building types can a tenant look at?
One option is the Dana Point Harbor commercial core. Orange County describes approximately 120,000 square feet of new retail, shops and restaurants, planned over five phases, with a three-level parking structure.[1] The Dana Point Times reported that the 984-space structure opened after a July 2, 2025 ribbon cutting.[2] In February 2026 the same paper reported that Phase 3 construction and demolition was proceeding on schedule, with the boardwalk and retail still accessible.[3]
Orange County describes seven new waterfront buildings with more than 100,000 square feet of restaurant and retail space.[1] Supervisor Foley's office reported in May 2025 that existing merchant tenants were being relocated to the wharf area.[4] If you want harbor frontage, ask which phase and which building, and how the current status of that specific space is confirmed.
The Lantern District is the second option. The City of Dana Point describes it as the area north of the Harbor along Pacific Coast Highway and Del Prado Street, from Copper Lantern to Blue Lantern Streets, with multi-family housing and a blend of commercial and retail.[5] REBusiness reported that the four-block downtown is anchored by Prado West, a three-building mixed-use complex with 109 apartments and nearly 30,000 square feet of ground-floor retail.[6] If you are considering ground-floor space in a mixed-use building, ask what uses the building allows and what its parking and loading arrangements are.
Doheny Village is the area to ask about if your use needs more than a storefront. The City's project area is about 80 acres around Doheny Village Road and Victoria Boulevard,[8] and the 2021 zoning update created three districts: Village Commercial/Industrial, Village Commercial/Residential and Village Main Street. The stated aim was to preserve and enhance the mix of commercial, light industrial and residential uses.[7] If you run a workshop, studio, showroom or light industrial use, ask a broker whether specific Doheny Village addresses fit it.
What should you gather before you talk to anyone?
Brokers and landlords can only answer a specific request. Consider writing a half-page of decisions before you call anyone, covering the points in the list below.
- Your use in one sentence, and whether customers come to you (walk-in retail, restaurant seating) or you go to them (appointment office, workshop).
- A minimum and maximum square footage, plus headcount or seat count, so size is a range rather than a single number.
- Parking needs for staff, customers and deliveries. At the harbor, the Dana Point Times reported that the garage offers four hours of free parking, so ask how a tenant's customers and employees are expected to use it.[3]
- Your move-in window, and how long you can wait. Ask whether space in a building that is not yet built can meet that date.
- A monthly all-in occupancy budget, and the lease structure you expect. Published office rent here is quoted on a full service basis and industrial rent on a NNN basis, so rates are not directly comparable.
- Restaurant and food users: hood, grease, water and venting needs, outdoor seating and operating hours.
- Industrial and workshop users: power, ceiling height, loading, outdoor storage and noise tolerance.
- Two or three streets or districts ranked in order, and the date your current lease ends if you are relocating.
What do the published figures say, and for which area?
Kidder Mathews publishes office and industrial figures for a combined Dana Point/San Juan/San Clemente submarket. That is not Dana Point alone, and the table below should be read as the wider three-city area. The retail figure used on this page covers Orange County only.[9][10]
For retail, Kidder Mathews reports Orange County totals only: 3Q 2026 vacancy of 3.3% and an average asking rent of $2.77 per square foot per month.[11] Treat those as a county reference point, not as a quote for a harbor or Lantern District storefront.
| Measure | Office | Industrial |
|---|---|---|
| Inventory (sq ft) | 2,468,827 | 3,062,216 |
| Total vacancy | 6.1% (direct 5.5%, sublet 0.6%) | 6.8% (direct 6.8%, sublet 0.0%) |
| Total available | 7.4% | 13.2% |
| Average asking rent per sq ft per month | $2.87 full service | $2.09 NNN |
| Total leasing, year to date (sq ft) | 56,511 | 104,409 |
Which zoning, county and harbor points shape where you can go?
Dana Point Harbor sits within city boundaries but is managed by the County of Orange.[5] Orange County says it partnered with Dana Point Harbor Partners in 2018.[1] Ask a harbor landlord how that arrangement affects your lease, and ask every landlord whether an address falls under County harbor arrangements or City land use rules.
For Doheny Village, the City's 2020 notice of preparation listed prior land uses that included Community Commercial, Commercial/Residential and Residential 22-30 DU/AC.[8] The 2021 notice of determination listed three districts.[7] If you are weighing a specific address, ask which district it sits in today, confirm that in writing with the City, and ask whether your use is allowed there as of right or needs a permit.
If your business depends on visitors, ask a broker what visitor counts exist for the address. The Ocean Institute says more than 100,000 guests a year visit its waterfront campus.[13] On the harbor hotels, the Dana Point Times reported that on Aug. 25, 2026 the Orange County Board of Supervisors deadlocked 2-2 on separate leases for the two hotels, short of the four votes needed.[12] Future hotel plans remain uncertain. Ask what visitor sources a landlord's rent assumptions rely on.
What should you ask a California-licensed broker?
Take these to a California-licensed broker. They are questions to ask, not answers this site can give.
- Which of these buildings are open today, which are under construction, and which are still planned, and how is that confirmed?
- Who is the landlord, and is it a private owner, a master lessee or the County?
- What is the asking rent, on what basis (full service, NNN, percentage), and what are the expected operating costs?
- What does the permitted use list say for this exact address, and who confirms it in writing?
- How long is the term, what options exist, and what happens to my lease if the building is redeveloped?
- What tenant improvement allowance, free rent or buildout timeline is typical for a space like this?
- Who is the broker working for, and how are they paid?
- For a Harbor commercial core space, which phase and building is it in, and what does the landlord's arrangement with the County mean for my lease term and approvals?
- For a Lantern District ground-floor space, what are the building's parking, loading and signage arrangements for my customers and deliveries?
- For a Doheny Village address, which district is it in, and what does the City confirm in writing about whether my use is allowed?
- If my plan involves hotel visitors, which parts of my budget would still work if no new hotel opens?
Prepare a note about the space you need
This form builds the note in your browser and does not send it anywhere.
What happens after you prepare the note?
The Download button saves a plain text file, and the form itself does not transmit the note. You decide whether to share the file, and with whom. If you contact a broker, ask for their license number and the name of the brokerage they are licensed through, and ask for the answers to the questions above in writing.
Before you narrow to an address, check how the harbor core, the Lantern District and Doheny Village differ as property types.

Where in Dana Point can a restaurant or shop find new space?
Orange County describes about 120,000 square feet of new retail, shops and restaurants in the harbor commercial core, with Phase 3 alone adding more than 100,000 square feet in seven waterfront buildings. The Lantern District also has ground-floor retail. Ask which buildings are open now and which are still being built.
Is there a Dana Point asking rent I can use for budgeting?
Only partly. Kidder Mathews reports 3Q 2026 asking rents of $2.87 per square foot per month for office (full service) and $2.09 NNN for industrial, for a combined Dana Point/San Juan/San Clemente submarket. Its retail figure, $2.77, covers Orange County, so ask for current asking rents on the specific building.
Can I lease light industrial space in Dana Point?
Doheny Village is the area to ask about. The City's 2021 update created a Village Commercial/Industrial district and aims to preserve the mix of commercial, light industrial and residential uses. Confirm the district for any address and ask whether your use needs a permit before you sign anything.
Should I rely on the new harbor hotels to bring customers?
The Dana Point Times reported that the Orange County Board of Supervisors deadlocked 2-2 on the hotel leases on Aug. 25, 2026, short of the four votes needed. Future hotel plans remain uncertain. Ask a California-licensed broker which visitor sources a space's rent assumptions rely on, and whether any depend on the new hotels.
What does this page not do?
It does not search for space, list availability or offer brokerage services. The publisher is a Texas sales agent and is not licensed in California. It sets out preparation steps and sourced figures so you can have a better first conversation with a California-licensed broker.
