Dana Point Fun Facts for business owners

These are the sourced facts about Dana Point that bear on running or buying a business here, each with its publisher: how the Harbor is managed and what it holds, how many hotel rooms the city has and where the hotel tax sits in the budget, the visitor institutions that bring people to the waterfront, and the population and area numbers. Where a fact is a plan or a forecast rather than a result, the sentence says so.

Who runs Dana Point Harbor, and what does it hold?

Dana Point Harbor sits within city boundaries but is managed by the County of Orange, according to the City's adopted budget.[6] OC Parks, the County agency, calls it a County park located within the City of Dana Point and says the marina holds a total of 2,500 slips for vessels of various sizes.[2] If you are weighing a Harbor space, ask the County and the landlord which party holds the lease and which agency handles approvals for that building.

The County's revitalization page says the commercial core is planned at approximately 120,000 square feet of new retail, shops and restaurants, over five phases, with a three-level parking structure of nearly 1,000 spaces. The Marina Improvement Project covers new boat slips, boater service buildings and parking, delivered over 15 phases with completion targeted for 2028, and includes repairing almost 10,000 linear feet of seawalls.[1] The Dana Point Times reported the finished structure has 984 spaces, and that it opened for public use after a July 2, 2025 ribbon cutting.[3] In February 2026 the same paper reported Phase 3 was proceeding on schedule, the boardwalk and retail stayed accessible and the garage offers four hours of free parking.[4]

The County's May 2025 Harbor advisory update said the relocation of existing merchant tenants to the wharf area was underway, and that Coffee Importers would open at the Ocean Institute on June 2.[5] Why it matters: if you are considering Harbor space, ask the County and the developer which phase the building sits in, whether an existing tenant must relocate, and how construction affects customer access during the term of your lease.

How many hotel rooms does Dana Point have, and where does the hotel tax fit?

The City of Dana Point's adopted FY26 and FY27 budgets count 1,865 hotel rooms citywide, plus about 159 short-term vacation rentals operating out of residential homes.[6] The same budget says four resorts account for 73% of hotel rooms and approximately 89% of the hotel tax, so the hotels and motels outside those four generate a small share of it.[6] The Transient Occupancy Tax is projected at $17.4 million in FY26, which is 33.8% of total General Fund revenue, and $17.7 million in FY27.[6] The City's Q1 FY26 report puts the General Fund revenue budget at $51.5 million.[7] These are citywide numbers.

Voice of OC reported that the bed tax generated over $16 million in 2024 and that the City Council voted 4 to 1 on May 6, 2025 to let staff approve certain short-term rental permits outside the coastal zone under the cap.[17] On the supply side, the Harbor's two planned hotels, The Doheny with 130 rooms and The Salt Haus with 169 rooms, would add nearly 300 rooms, according to the Orange County Business Journal.[9] Their leases were not approved when the Board of Supervisors deadlocked 2 to 2 on August 25, 2026, the Dana Point Times reported, so they should be treated as proposed, not as coming supply.[8]

Why it matters: if your business sells to visitors, ask how much of your trade depends on overnight guests, and note that the City's own budget says just four resorts account for 73% of hotel rooms and approximately 89% of the hotel tax.

What is the Ocean Institute and how many people visit?

The Ocean Institute says it was founded in 1977 and that more than 100,000 guests each year come to its waterfront campus. It lists a historic tall ship, an oceanographic research vessel and the Maddie James Seaside Learning Center among its features.[10] That figure is the Institute's own annual guest count, and no source here shows how many of those guests also spend at nearby shops or restaurants. The County's Harbor advisory update did note a coffee operator opening at the Ocean Institute in June 2025.[5]

Why it matters: if you are weighing a food or retail space near the water, ask the landlord for any count of pedestrian or visitor traffic by season and compare it with the Institute's published guest figure. Ask what share of any count is school groups and what share is other visitors.

When is the Dana Point Festival of Whales?

The Dana Point Festival of Whales says it will celebrate its 56th annual festival from March 5 to 7, 2027.[11] The festival is an annual event, and a restaurant, retailer or lodging operator in the Harbor area can plan staffing and inventory around the published dates. The source gives dates and the edition number only, not attendance, so this page makes no claim about spending or traffic during the festival.

What should a business owner know about Doheny State Beach?

California State Parks says Doheny State Beach covers 62 acres of scenic oceanfront and has 113 campsites, with 33 of them beachfront, in a brochure revised in 2015.[12] State Parks describes Doheny as California's first state beach, and the Doheny State Beach Foundation says oil tycoon Edward L. Doheny donated the land to the state in 1931.[13] The brochure is 2015 material, so confirm the campsite count and acreage with State Parks before you use them in a plan.

Why it matters: State Parks describes Doheny as California's first state beach. If your location is near Doheny, ask which agency owns the land, which agency sets the signage, event and parking rules nearby, and which controls the nearest parking and access before you rely on beach traffic.

How many people live in Dana Point and how big is the city?

The U.S. Census Bureau's Vintage 2025 estimate for the City of Dana Point is 32,232 people, compared with 32,485 in 2024 and 33,076 in 2020. The Bureau's 2025 Gazetteer lists 6.488 square miles of land and 0.267 square miles of water.[14] Those are citywide figures, and the sources used here have no separate estimate for a sub-area of the city. If a pitch quotes a trade-area population, ask how the area was drawn and by whom.

What exactly is the Lantern District?

The City of Dana Point's budget defines the Lantern District as the area north of the Harbor along Pacific Coast Highway and Del Prado Street, from Copper Lantern to Blue Lantern Streets, a vibrant area with multi-family housing and a blend of commercial and retail.[6] Separately, the City's 2006 Town Center Plan review described its plan area as the couplet formed by Del Prado and Pacific Coast Highway from Green Lantern to Copper Lantern.[15] These are two separately named areas, and this page does not treat either as the earlier boundary of the other. REBusiness described the four-block downtown as anchored by Prado West, a three-building mixed-use complex with 109 apartments and nearly 30,000 square feet of ground-floor retail.[16]

Why it matters: if a listing says it is in the Lantern District, ask which street boundaries the listing is using, and ask whether the space is in a mixed-use building with apartments above.

Write down which of these facts your decision depends on, such as Harbor management, visitor traffic or district boundaries, and ask the publisher named above to confirm it before you commit.
